1.2 Information Collected Automatically

When you use the Site, we and our service providers may automatically collect:

  • IP address, device type, browser, operating system, and approximate location (city/state)

  • IDX search and property-view behavior within our search tools

1.3 Information from IDX/MLS Providers

We display property information through IDX Broker and MLS Grid. We receive MLS data according to MLS rules, including limited Broker Back Office data as permitted.

1.4 Information from Third-Party Sources

  • Ownership and property characteristics (ATTOM, CoreLogic, etc.)
  • Email/phone validation tools
  • Marketing and lead partners
  • Social profile lookups

Third-Party Property & Homeowner Data Sources.

We may obtain homeowner, landlord, property, mortgage, distress, FRBO, or foreclosure data from trusted providers such as REDX, ATTOM, CoreLogic, MLS partners, and county clerk/tax assessor databases.

This information is used for:

  • Populating property records
  • CMAs and valuation reports
  • Responding to service requests
  • Internal analytics and forecasting
  • Identifying homeowners who may benefit from general updates
  • Contact accuracy verification

You may contact us to request correction or deletion of homeowner data obtained from providers.

1.5 Tools, Calculators, and Decision Aids

Tools such as calculators and estimators may be used anonymously. Data entered is used only to provide the requested results.

1.6 Solicited Information

Optional surveys, promotions, or sweepstakes may request information used solely to administer the offering.


2. Sensitive Information Handling

  • We do not intentionally collect SSNs, bank account numbers, or full payment card numbers for general inquiries.
  • If sensitive information is inadvertently received, we do not retain it and may request a redacted version.
  • Financial documents you voluntarily provide are stored securely in Zoho CRM or WorkDrive with restricted access.
  • Payments processed through secure third-party processors are not stored by us except where explicitly authorized for recurring billing.

5. Cookies, Web Beacons, and Similar Technologies

7. Text Message / Mobile (TCPA) Policy & WhatsApp Communications

7.1 Text Message (SMS) Communications

If you choose to opt in to receive text messages (SMS) from us through one of our forms or other opt-in methods:

  • You acknowledge and agree that we may send text messages such as appointment confirmations and reminders, service updates, account or subscription notifications, billing/payment notifications, renewal reminders, and information about our services or optional programs.
  • Message frequency may vary based on your interactions with us.
  • Messaging and data rates may apply depending on your mobile carrier plan.
  • You may opt out of SMS/text messaging at any time by replying STOP to any message or by emailing OptOut@DynamicEdgeRealty.com and requesting removal from SMS communications.
  • Your mobile number, text opt-in status, and text activity are not sold or shared with third parties or affiliates for their own marketing or promotional purposes. Limited service providers may process SMS delivery solely to support communications you have requested or permitted.
  • For more information about call and text communications, including consent requirements and limitations under the Telephone Consumer Protection Act (TCPA), please refer to our Terms of Use, which are incorporated by reference into this Policy.

7.2 WhatsApp Communications

If you choose to communicate with us through WhatsApp or consent to receiving WhatsApp messages from DynamicEdge Realty, you acknowledge and agree that:

  • Messages may be sent using the WhatsApp Business API.
  • Certain messages may be automated or AI-assisted.
  • Standard data processed by WhatsApp (such as metadata, timestamps, delivery information, and device identifiers) is governed by WhatsApp’s own Privacy Policy and Terms of Service.
  • We may contact you on WhatsApp for property-related updates, scheduling, follow-up requests, valuation updates, or communications you initiate.
  • You may reply STOP at any time to opt out of WhatsApp messaging.
  • WhatsApp communication is used only with prior consent and is never used for unsolicited marketing.
  • WhatsApp-related contact information and messaging data are not shared with unaffiliated third parties for their own marketing or advertising purposes.


8. Meta Pixel & Facebook Advertising Technologies

Our website uses the Meta Pixel (formerly the Facebook Pixel), a tracking technology provided by Meta Platforms, Inc. The Meta Pixel helps us understand and measure advertising effectiveness, analyze user interactions, and deliver relevant ads on Facebook, Instagram, and the Meta ad network.

The Meta Pixel may collect:

  • Pages you view on our website
  • Actions you take (form submissions, button clicks, downloads, other interactions)
  • UTM parameters embedded in links you click
  • Device and browser information (including IP and cookies)
  • Referral sources and whether you arrived from a Meta advertisement

Meta may link this activity to your Meta account (if logged in) to measure ad performance, create custom or lookalike audiences, and optimize ad delivery. You can manage your ad preferences in your Meta account, use tools such as YourAdChoices, or disable cookies in your browser.


9. Behavioral Data, Analytics & UTM Tracking

When you interact with our website, we automatically collect certain technical and behavioral information to improve our services and understand engagement. This may include:

  • Pages viewed, resources accessed, and actions taken
  • UTM parameters in links you click (e.g., utm_source, utm_medium, utm_campaign)
  • Landing pages, referring URLs, and navigation patterns

  • Event-level actions tracked via analytics tools, Zoho SalesIQ, IDX features, or our CRM

If you voluntarily provide personal information (e.g., via forms, scheduling, chat, or resource requests), we may associate relevant interaction and engagement data with your CRM profile to respond to your request, improve services, personalize resources, and measure marketing effectiveness.

We do not sell this information. We use it for analytics, service improvement, personalization, compliance, and advertising measurement (including Meta Pixel, Google Analytics, and similar tools).

These tracking technologies may also operate on landing pages, IDX pages, appointment pages, and other web properties we host or control, including those served via subdomains or third-party platforms.


10. User-Generated Content (UGC) and User-Initiated Communications

Users may submit content such as comments, testimonials, reviews, and chat messages (including via Zoho SalesIQ or similar tools). Content you submit may be visible to others, so you should avoid sharing sensitive personal information in public areas.

When you initiate communication with us or with third parties through our Site (for example, by email, contact forms, or referrals), you should expect that we or the recipient may contact you in return using the information you provide.

We may display recent activity or engagement notifications (such as resource downloads or inquiries) using social proof tools. These notifications are generated automatically and do not disclose sensitive personal information.


11. Third-Party Links and Outside Sites

Our Site may contain links to websites, apps, or services that we do not own or control, including third-party vendors, affiliates, IDX providers, mortgage tools, or advertising partners. This Privacy Policy applies only to sites and services owned and operated by DynamicEdge Realty, LLC.

We are not responsible for the privacy practices, content, or security of third-party sites. Once you leave our Site or interact with a third-party service, any information you provide is subject to that third party’s privacy policy, not ours. 12. Security

We use administrative, technical, and physical safeguards designed to protect your information from unauthorized access, use, or disclosure. While no system can be guaranteed 100% secure, we work hard to protect the information you provide.

Our safeguards may include:

  • AES-256 or comparable encryption for data at rest and in transit where appropriate

  • Device-level encryption on company devices
  • Secure Wi-Fi, VPN, and firewall protections

13. Children’s Privacy

  • Our services and Site are intended for adults (18+).
  • We do not knowingly collect personal information from children under 13.
  • If we learn that we have collected information from a child under 13, we will delete it as soon as reasonably practicable.
  • We do not knowingly target minors in our advertising.


14. Your Choices, Rights, and Opt-Out Options

Depending on your location and applicable laws (such as California’s CCPA/CPRA), you may have certain rights regarding your personal information. Even where these laws do not apply directly, we strive to honor reasonable requests.

  • AI-Assisted or Automated Phone Calls
  • SMS/Text Marketing (or reply “STOP”)
  • Marketing Emails or Newsletters (or use the “unsubscribe” link)
  • Website Registration Follow-Up
  • Webinar or Event Notifications
  • AI-Assisted or Automated Messaging (or reply STOP to a text/WhatsApp message)

OPT-OUT LINKS:

Please include the phone number or email address you wish to have removed so we can process your request accurately.


Interest-Based Advertising & Tracking Opt-Out: You may opt out of interest-based advertising from platforms such as Meta by adjusting your ad preferences in your Meta account. You may also opt out via industry tools (e.g., YourAdChoices) or by disabling cookies in your browser. Opting out does not remove ads but may make them less personalized.

14.2 Access, Correction, and Deletion

Subject to legal exceptions, you may have the right to:

  • Request a copy of the personal information we maintain about you
  • Request correction of inaccurate or incomplete information
  • Request deletion of information we hold about you, unless we are required to keep it

14.3 “Do Not Sell or Share My Personal Information” and Targeted Advertising

We do not sell your personal information for money. Some laws define “sale” or “sharing” more broadly to include certain targeted advertising practices. To the extent our use of advertising cookies and pixels is considered a “sale” or “sharing,” you may request that we limit such activity by contacting Admin@DynamicEdgeRealty.com.

14.4 Browser Settings, Cookies, and “Do Not Track”

You can control cookies through your browser, including blocking all cookies, allowing cookies only from certain sites, or deleting cookies on exit. Some Site features may not function properly if cookies are disabled.

“Do Not Track” (DNT) is a browser signal indicating a preference not to be tracked. Because there is no single, uniform standard for DNT signals, our Site does not currently respond to all DNT signals. You can use other tools and controls described in this Policy to manage your preferences.


15. Retention

  • Marketing Contacts: Retained until you opt out or as part of periodic data hygiene.
  • Transaction Records: Retained for at least 7 years or as required by New York law and professional standards.
  • Website Analytics: Typically retained up to 1 year or as needed for trends and security.
  • Call/SMS Metadata: Retained as long as reasonably needed for records, compliance, and dispute resolution.
  • Voicemail: May be stored by third-party voicemail providers subject to their policies.
  • Documents: Stored in secure archives consistent with legal and business requirements.
